While many regular lending institutions may look only at some very stringent guidelines, Canadian Funding Corp. looks at the big picture. There are numerous factors to be considered when lending out money and Canadian Funding Corp. is an expert at finding creative solutions for just about any funding need.

A regular lending institution may turn down a loan request that we can easily fund.

Our process is to take a look at the big picture – all the factors - not just the baseline numbers that a bank or trust company might be calculating. Relying on our team of experts we can accurately assess the risk/reward benefit of each unique transaction. Then we recommend a solution that fits everyone’s needs. In this way, Canadian Funding Corp. has become one of the leading private lenders for large- and small-scale transactions that regular lending institutions often overlook.

Step One:

The first step in any potential transaction is to get an idea of the overall framework of the project. This would include filling out a mortgage application with appropriate submissions (credit check, valuations, business plan, etc.).

Step Two:

Once we have an idea of what kind of funding is needed, we issue a commitment outlining how much we are willing to commit to the project and all the terms and conditions for all parties. At this point, we begin collecting all necessary documentation and information so that we can perform our due diligence.

Also at this stage, the borrower has the opportunity to review the commitment, retain legal counsel if necessary and provide any documentation that may be requested.

Step Three:

Once the due diligence is complete and all terms of the commitment have been complied with, closing instructions are issued to our attorneys and funds are advanced.
